What lenders look at

For most self-employed applicants, lenders assess your last one to two years of tax returns and financial statements. They're trying to establish a reliable, ongoing income - which is why a clean, consistent set of figures helps your case so much.

Add-backs explained

Your taxable income often understates what you genuinely earn, because of expenses that don't reflect everyday cash flow - things like depreciation, one-off costs, or interest that will no longer apply. Lenders can "add back" some of these to get a truer picture of your income. Knowing which add-backs a particular lender accepts can materially change your borrowing power.

Documentation that helps

Up-to-date tax returns and financials, a clear sense of your business structure (sole trader, company, trust), and an accountant who can answer questions quickly all smooth the process. The more organised the paperwork, the cleaner the application.

If your financials are limited or your most recent year is much stronger than the last, some lenders offer alternative-documentation options with a different mix of evidence. These have their own criteria and trade-offs, but they exist for exactly these situations.
